Terms of Service

These terms are the agreement between you and Patroventure for your use of OwnersDeed. By creating an account you accept them.

OwnersDeed is not legal, financial, tax, or construction advice. It helps you organise, understand and document your own build. It does not replace your attorney, accountant, lender, architect, or a licensed inspector, and nothing it shows you is a professional opinion.

Construction, lien, warranty and statute-of-repose rules vary by state and change over time. Deadlines the app shows you — lien windows, repose clocks, draw checklists — are prompts to go and confirm, not legal determinations. Confirm anything that carries money or a deadline with a professional licensed in your state.

1. What OwnersDeed is

An owner-side, builder-independent record for a custom-home build: a place to track the money, document what happened, and keep a permanent record of the home afterwards. We are not a party to your construction contract, we do not hold or move your funds, and we do not supervise your builder.

2. Your account

You need a Google account to sign in, and you must be at least 18. Keep your credentials secure — activity under your account is your responsibility. Give us accurate information; the app is only as good as what you put in it.

3. Beta status

OwnersDeed is in beta. Features may change or disappear, and data may be deleted at any time, without notice, while we build. Export regularly (Account → Export) and keep your own copies of anything that matters. During beta the service is provided as-is, with no uptime commitment.

4. Your content stays yours

You own everything you put into OwnersDeed. You grant us only the permission we need to run the service for you — to store, process, back up and display your content, and to send the parts a feature needs to the processors listed in the Privacy Notice. We claim no ownership, we do not use your content to train AI models, and we do not sell it. Export or delete it at any time; the record is meant to outlive us as your vendor.

5. The AI features

Contract review, the assistant and any automated reading of your documents are generated by an AI model. They can be wrong. Treat every extracted figure, flagged clause and suggested deadline as a draft to check against the source document, not as a finding you can rely on. You remain responsible for every decision you make about your build.

Prices are in US dollars and exclude any tax we're required to collect. The price shown at checkout is the price that governs.

Renewal and cancellation

Subscriptions renew automatically at the end of each period until you cancel. Cancel any time — through your Apple or Google account if you subscribed in a mobile app, or from Account → Membership if you subscribed on the web. Cancelling stops the next renewal; your plan runs to the end of the period you have already paid for. To avoid being charged again, cancel at least 24 hours before the period ends.

Refunds

Purchases made through the Apple App Store or Google Play are refunded by those stores under their own policies — we cannot refund a store purchase on your behalf. For purchases made directly on the web, tell us within 14 days at support@ownersdeed.com and we will refund the current period. We do not otherwise refund partial periods.

Payment handling

We never see or store your card details. Mobile purchases are processed by Apple or Google; web purchases are processed by our payment processor. Subscription status is managed through RevenueCat.

Price changes

We may change prices. Existing subscribers get at least 30 days' notice before a change affects them, and can cancel before it takes effect.

Missed payment

If a payment fails, paid features may be suspended. Your record is not deleted for non-payment — you can still sign in and export everything.

7. Acceptable use

Don't use OwnersDeed to break the law, infringe someone's rights, upload malware, or store someone else's personal information without a proper basis. Don't attempt to access another owner's record, probe or interfere with the service, scrape it, or resell it. We may suspend accounts that do.

8. Ending it

Close your account whenever you like (Account → Delete account). We may suspend or end an account that breaches these terms, or discontinue the service with reasonable notice — and if we discontinue it, we will give you a window to export your record first.

9. Disclaimers

Except where the law does not allow it, OwnersDeed is provided "as is" and "as available", without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose and non-infringement. We do not warrant that the service will be uninterrupted, error-free, or that any figure, deadline or document analysis it produces is accurate or complete.

10. Limitation of liability

To the fullest extent permitted by law, neither Patroventure nor anyone working with us is liable for indirect, incidental, special, consequential or punitive damages, or for lost profits, lost data, or construction costs, overruns, delays or disputes arising from your build. Our total liability for any claim relating to OwnersDeed is limited to the greater of the amount you paid us in the 12 months before the claim, or $100. Some jurisdictions don't allow these limits, in which case they apply to the extent permitted.

11. Indemnity

You agree to indemnify Patroventure against claims arising from your use of the service, your content, or your breach of these terms.

12. Governing law and disputes

These terms are governed by the laws of the State of New Jersey, without regard to its conflict-of-laws rules.

Any dispute that we cannot resolve informally will be settled by binding individual arbitration administered by the American Arbitration Association under its Consumer Arbitration Rules, seated in New Jersey. You and we each waive the right to a jury trial and to participate in a class action. Either of us may still bring an individual claim in small claims court. You may reject this arbitration agreement by emailing support@ownersdeed.com within 30 days of first accepting these terms, which will not affect any other part of your agreement with us.

13. Changes to these terms

We may update these terms. If a change is material we will update the effective date and notify you in the app before it takes effect; continuing to use OwnersDeed after that means you accept it.
